The first step in bulding a flagstone patio project is to designing the grade and shape of the patio. The area must be graded so the water flows away from your property. Our masonry teams are trained to produce a grade of 1/4" per foot. This grade makes the patio look fairly level but will move the water away from your home without a problem We then remove all grass and prep the area for our concrete pour. Down spouts or sump pump outlets are attached to a new drainage system below your patio or walk way. We never install a gravel base as it would only hold water due to the soil conditions in Northern Virginia. When the forms have been approved by the home owner, we pour 3500 psi concrete. This concrete pour may be reinforced with fiber, wire mesh, or rebar, depending on the local soil types. The patio or walkway is then capped with Pennsylvania square cut irrigator flagstone, brick pavers or material of your choice. Some home owners like to add a brick edge to their project. We set our flagstone in a mixture of type 1 or 2 Portland cement and fine masonry sand. If your patio or walkway project is to be capped in brick, we would then use type S masonry cement and sand mixture. Most of our clay brick paver projects are built with Pine Hall pavers. Pine Hall pavers are rated at 13,000 psi and come in split pavers or 2 1/4" pathway pavers. The required horizontal area of a window well is a minimum of 9 square feet which is measured when the egress window is in the open position (this is important when the window is a crank-out type). A permit must be obtained to build an egress window well. When the window well is greater than 30" deep and adjacent to a walkway, a guard or cover must be provided. Covers must be operable without a key or tool.
The egress window must have an opening of 5 sq feet to pass code. To obtain this size window opening, your concrete foundation wall must be cut. A permit is required to cut into a concrete foundation wall. To obtain this permit in most counties of Northern Virginia, a state licensed engineer must produce stamped drawings. Then only a class-A contractor with a building stamp can do the construction the engineer recommends for your home. We often install egress windows with a casement style window to easily meet the 5 sq foot requirement.
