Code Compiant Garage Fondations

To build a code compliant garage in Northern Virginia or Washington DC  the first step is to build the foundation. The foundation of a garage will require a footing that is 24” deep in our area. The specifications for the footing will be formulated by a design professional or engineer depending on your particular specifications. Typicality a properly sized footing is excavated for your garage project and structural rebar is set into the footing for inspection. Once the footing for your garage has passed inspection, it’s time to prepare the concrete slab. Garage slabs typically are comprised of a bed of #57 gravel that has been tamped down to the specifications outlined by the engineer. Then a vapor barrier of 5 mil plastic is installed over the gravel. The final step in the preparation of the concrete slab for your garage is to install welded wire reinforcement. Before the slab for your new garage can be poured a city or county inspector must verify, that all steps have been preformed be for the actual concrete is poured for your garage floor.When the slab for your garage has been passed by inspection we will prepare for the pouring of the slab. Typically we utilize a  monolithic concrete pour that will fill the footer and the slab of your garage. Using a 3000 PSI concrete mix we will pour your garage floor. The concrete in the floor is most often finished with power trowel to give it a very smooth finish.

Garage Construction Codes Northern Virginia

If you are  looking to build a single or double car garage some of  the building, and zoning codes have changed in the last few years. When building a garage we must install a  20 minute fire rated door between a attached garage and your house in Northern Virginia.  For all garages, drywall applied to the walls and ceilings adjacent and below living areas will require  intalation of  drywall ½-inch to the garage walls, and 5/8-inch type X to ceilings. A 15 or 20 amp GFCI outlet is is required in all garages.  GFCI and GFI are  quite different. Both GFCI and GFI protect a person from an electrical shock. A GFI protects only loads that are plugged directly into a GFI outlet. A GFCI protects loads that are plugged into a electrical outlet and all loads that are plugged into outlets that are connected  to the GFCI  line. GFCI outlets operate like a circuit breaker.
