Permits For Basement Remodeling Northern Virginia

Phoenix your contractor, not the home owner will get the building permit for your basement remodeling project. The reason you the home owner must have the contractor get the permit is to make sure that the building codes are followed. If your contractor fails any of the county inspections and you pull the building permit for your basement, you the home owner are legally responsible for any code violations. Phoenix always pulls the permit for our basement projects. Pulling a permit for a basement is very important because it assures the home owner the company is properly licensed in your County, the codes of the state of Virginia are followed, and when the project is finished it is a legal basement. There are often 4 building permits needed for a basement a building permit, an electrical permit, a plumbing permit, and a HVAC permit. Once all the building permits have been pulled in your County, be it Arlington County, Prince William County, Fairfax County, or Loudoun County the work can start. Sometimes Phoenix utilizes the Fairfax County typical finished basement details. This allows us to pull a permit to remodel your basement without an architect or engineer, it’s a standard document that spells out in great detail the 2012 international residential code. By submitting the Fairfax County typical finished basement details, we are committing to the current codes that are applicable to finishing basement. If you happen to live in Loudoun County Virginia, they also offer their version of the Loudoun County typical finished basement details. A permit can be obtained, through the County utilizing these code compliant details. The exception is if your basement remodeling project has alterations to remove load bearing walls, or you want to install a kitchen in your finished basement. To obtain a building permit for a basement remodeling project in Prince William County Virginia things work a little bit differently. We will have to go down to the development center at 5 County Complex Court, Prince William, VA 22192. All basement plans must be reviewed, and a building permit, mechanical permit, electrical permit, and plumbing permit will be needed to get your basement remodeling project started. If you are a resident of the city of Alexandria Virginia all requirements will need to be fulfilled to get a permit. Phoenix will prepare plans that show the dimensions of all rooms including bedrooms, recreational areas, utilities, storage areas and bathrooms. Of course, a egress window which will comply with the codes included in the Virginia residential code VRC R310 will need to be shown in the plans. A minimum ceiling height of 7 feet is also required, in any code compliant basement remodeling project in the city of Alexandria. All alterations of plumbing will need to indicate the fixture locations such as showers, toilets, and washer and dryers. Within the plans the type of insulation to be used, and all electrical alterations will be needed to be specified in detail. All of the details of the plans for your new basement will be submitted to the Department of code administration located at 301 King St., Suite 4200 Alexandria, VA 22314. If you are a Arlington residents, and want your basement remodeled we will have to pull the permits at 2100 Clarendon Blvd. 10th floor Arlington, VA 22201. Oftentimes, if your basement is not too complicated the permit can be walked through the county and one day. One thing to note about Arlington, is there is a $5000 fee to add a bathroom to your basement. These are some of the scenarios for pulling building permits in the Northern Virginia counties.

Checking For Water Problems

An important step in remodeling your basement is to make sure there are no water problems that can and should be corrected before the project starts.

Egress Windows For Your Basement

If you are planning your remodel your basement plans on installing a egress window or egress walkout. Phoenix Home Services has installed many egress window and door projects in Northern Virginia and Washington DC. For more details on our installation process and building codes for egress window check here.

Framing Detail For Your Basement

Phoenix’s first duty is to have all the wall framed out with studs. Most basement projects are framed with 2×4 pine studs and pressure treated base plates. All lumber (sleepers, sills, plates, studs, joists, beams) that rest on a masonry slab must be pressure preservative treated. Often times bulkheads are framed with steel studs to assure that they are square. When your basement is fully framed Phoenix Home Services will call the county for a framing inspection. The most common reasons a basement framing inspection fails is because there is not the proper headroom height for bulkheads, fire blocking was not installed, stud spacing was not to code, drywall blocking is missing, support columns have been removed. Phoenix will get the framing spot on before any inspections called in to the County for inspections.

Many electrical problems such as receptacles are spaced more than 12’ apart, cables are not supported within 8” of boxes without clamps, cables inside boxes are not stripped out, smoke detector are not provided in bedrooms and in areas outside bedrooms, GFCI receptacles are not provided in unfinished areas of the basement. In the building codes in all counties of Northern Virginia smoke detectors must be AC powered with battery backup an interconnected. After your basement has been successfully ruffed in the county will come out for the ruff in inspection. After the ruff in inspection has passed all outside wallwill need to be insulated with a minimum R-9 insulation. Wood frame walls shall be insulated with a minimum R-16 insulation. After all insulation has been installed in your basement it then needs to be inspected by the County.
